- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

In this stone farmhouse, with a portico immersed in the countryside, time seems to slow down its course allowing you to fully savour the simple but extraordinary beauty of Tuscan rural life. This welcoming house offers four bedrooms, tastefully furnished in Tuscan style, equipped with air conditioning and perfect for accommodating 8 people. There are spacious living areas and a fully-equipped kitchen where you can cook traditional Tuscan dishes, as well as outdoor areas organised for your moments of relaxation. Tenuta Francigena is immersed in a charming landscape, characterised by rolling hills, olive groves, vineyards and oak woods. The house boasts a spacious outdoor swimming pool surrounded by a lush garden and a large solarium area where you can relax and enjoy the sun, sipping a good Tuscan wine. The property’s privileged position will allow you to easily explore nearby picturesque borghi or historic towns such as: Lucca, Pisa, Montecatini Alto, Montecarlo di Lucca where you can sample the delicious Tuscan cuisine and enjoy pleasant walks or excursions in nature. From this special, peaceful location, in just a few minutes you can get to the famous spas of Montecatini Terme or Monsummano Terme with the renowned Grotta Giusti. No less important is the proximity to the A11 motorway which you can take to visit Lucca, Pisa, Vinci, Florence and the other famous towns of Tuscany as well as the nearby golden beaches of Versilia, including the very elegant Forte dei Marmi. You can book excursions to the neighbouring protected wildlife area of Padule di Fucecchio and visit the town of Collodi, famous for the puppet Pinocchio, allowing the kids to spend a day full of fun and leisure in the theme park, travelling though and reliving Pinocchio’s story.
Interior:
The farmhouse has two floors; the main entrance, located in the area of the portico adjacent to the parking area, leads to the living area furnished with comfortable sofas and communicating, on the left, with the large fully-equipped kitchen while, on the right, is the TV room and the dining area which communicates with the multi-purpose area. From the TV area you come to a guest bathroom next to the stone staircase that leads up to the main sleeping area with two double bedrooms, a twin bedroom with two single beds beds and two bathrooms with shower. From the living room adjacent to the entrance a wooden spiral staircase leads up to the second sleeping area consisting of a suite with double bedroom and bathroom with shower. Adjacent to the external portico is a guest bathroom with washing machine. Air conditioning in the bedrooms and living room.
Park:
Past the entrance automatic gate and following the dirt road you come to Tenuta Francigena. The property is surrounded by a 5000 sq m lawned garden, bordered by flowers and herbs, rose bushes and essences typical of the area such as laurels, pomegranates, olive trees, cypresses and an oak wood. Within this perimeter is the swimming pool, complete with furniture, and the parking area. On the side facing the pool area is the outdoor dining area shaded by a pergola and equipped with a barbecue. In the space shaded by the portico is the living area furnished with comfortable seating.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool of Tenuta Francigena is a true oasis of tranquillity and relaxation. Surrounded by lush green fields and oak woods, the pool is located at the back of the house which is just 15 metres away. The pool measures 5 x 10 m with a depth of 1.40 m, guaranteeing everyone ample freedom of movement, and has salt purification, internal lighting and Roman steps for access to the water. The natural stone border and the comfortable sunbeds on the lawn allow guests to relax in the sun or to sip an apéritif shaded by the umbrellas. In the solarium area is a hot and cold-water solar shower.The pool is open from the last saturday of April to the first saturday of October.
