The home is furnished with two king-size, two queen-size, and two full size bottom/twin size top bunk beds. (We'll let you draw straws to decide who is sleeping where—ha!). You can fit 12 people comfortably without using the upper twin-sized bunks!
Inside the kitchen, you'll find all the silverware, pots, pans and plates you need to pretend like you’re going to cook yourself dinner from scratch!
The living room is furnished with a nice flat-screen tv where you'll be able to Netflix and chill with friends.
Outside is perfectly set up for the whole family! Immerse yourself in the magic of a crackling campfire, indulge in BBQ feasts, and enjoy outdoor dining in your private sanctuary. With over an acre of solitude, lounge on sun chairs, bask in tranquility, and create cherished memories in your exclusive outdoor escape!
In terms of amenities, we've got you covered too! You'll have access to small, yet important, things like: An iron, blow dryer, towels, soap, napkins, and more.
My peaceful retreat is so perfect, you'll want to stay forever. We've had guests ask. Just kidding. (But seriously.)
You'll have access to the entire home excluding the garage and the cleaners closet next to the garage.
In an effort to maintain a secure premises, the house is equipped with exterior cameras. The cameras are ONLY on the exterior, and there are no cameras on the inside.

**Short-Term Rental Agreement**
This Agreement ("Agreement") is entered into by and between DWG Property Management LLC, hereinafter referred to as the "Dylan Gronda, or Host," and the undersigned guest(s), hereinafter referred to as the "Guest."

Rental Agreement
**Rental Terms:**
**1. Use of Property:** The Guest agrees to use the rental property solely for residential purposes and in a careful and lawful manner, refraining from any unlawful activities.
**2. Liability:** The Host and property owner(s) disclaim all responsibility and liability for accidents, injuries, or losses incurred by the Guest, their invitees, or any visitors to the property.
**3. Amenities:** Any amenities provided at the property, such as kayaks, hot tubs, or waterfront access, are utilized by the Guest at their own risk. The Host and property owner(s) are not liable for any accidents or injuries related to amenity usage.
**4. Cleaning Fee:** An additional non-refundable cleaning fee of Cleaning Fee is charged along with the rental fee, covering post-stay property cleaning.
**5. Party Fee:** Without prior written consent from the Host, hosting a party or event at the property will result in a party fee of $500 and a loss of the security deposit , levied at the Host's discretion.
**6. Messiness Fee:** Leaving the property excessively messy or unclean beyond normal wear and tear will incur an additional cleaning fee, the amount specified in the Agreement, charged against the Guest's security deposit.
**7. Right to Terminate:**
The Host reserves the right to terminate this Agreement and evict the Guest, without refund, for any violation of this Agreement or for any disruptive behavior that disturbs the peace and enjoyment of neighboring properties. This includes but is not limited to:
1. **Excessive Noise:** If the Guest and their party create excessive noise disturbances that disrupt the tranquility of the neighborhood, it may lead to termination.
2. **Overcrowding:** The property has a maximum occupancy limit, as specified in the rental listing. If this limit is exceeded, it may result in termination.
3. **Unauthorized Guests:** Hosting additional guests who are not listed on the rental agreement without prior written consent from the Host may lead to termination.
4. **Illegal Activities:** Any involvement in illegal activities on the property will result in immediate termination and reporting to the relevant authorities.
5. **Property Damage:** Intentional or negligent damage to the property or its contents may result in eviction and charges against the security deposit.
6. **Non-Compliance:** Failure to comply with property rules, local laws, or regulations may lead to eviction.
7. **Disturbance of Neighbors:** If the Guest's behavior disrupts the peace and enjoyment of neighboring properties, including harassment of neighbors, it may lead to termination.
8. **Violation of Agreement Terms:** Any violation of the terms and conditions outlined in this Agreement, including those related to parties, cleanliness, or amenity usage, may result in eviction.
9. **Safety Concerns:** In the interest of safety, the Host reserves the right to terminate the Agreement if safety regulations, such as fire safety, are violated.
10. **Non-Payment:** Failure to make the required payments as outlined in the Agreement may result in eviction.
11. **Party Violation:** Hosting a party or event at the property without prior written consent from the Host, or violating any party-related terms outlined in the Agreement, will result in immediate termination.
It is essential for both the Host and the Guest to understand that adherence to these terms and conditions is crucial for a harmonious and safe stay. Any violations may lead to immediate eviction and additional charges. By signing this Agreement, the Guest acknowledges and accepts these terms and conditions.
Please note that this list is not exhaustive, and specific circumstances may warrant eviction at the Host's discretion.

- Check-in time: 4-11 pm
- Check-out time: 10 am
**Payment:**
- The total rental fee for the agreed-upon dates is Total Accommodation Fee.
- A refundable security deposit of $500 is required, subject to deductions for damages.
**Cancellations and Refunds:**
- You may cancel up to 5 day prior to check in for a full refund. After that point you will not receive a refund.
**Miscellaneous:**
- This Agreement constitutes the entire understanding between the parties, superseding any prior oral or written agreements.
- Modifications to this Agreement require written consent from both parties.
