LOCATION: Your located off right off of I-45 highway and 10 minutes away from Kalahari Resort, Dell Diamond or Old Settler's Park. Step inside and be greated with modern mid-century decor with Texas overtones designed with comfort in mind. This 2-story house has 3 bedrooms and 2.5 bathrooms, living room, kitchen, dining room and private-fenced back patio and cowboy pool.

LIVING ROOM: Relax on our large sectional sofa. What all your favorite shows on our 75" 4K LED TV with 5.1 theater Dolby surround sound with Hulu+ w/ Live TV, Disney+, ESPN+, ROKUcast.

DINING/KITCHEN: Cook up breakfast, lunch and dinner in the full kitchen equipped with a microwave, fridge/freezer, stove, oven, Keurig, blender, drip coffeemaker, toaster, cooking utensils, silverware, pots, pans, olive oil, seasonings, plates/glassware, and an outdoor propane grill for a BBQ.

Eat together at the dining table set for 8 with additional chairs and foldable tables for bigger groups. And if you don’t feel like cooking, you're minutes away great restaurants and cafes

BEDROOM 1 (upstairs): Texas-vibe accent wall with 55" LED TV, King-sized bed, dresser, and walk-in closet. Extra fold-away memory foam twin bed is available in closet.

BEDROOM 2 (upstairs): Geometric accent wall with 55" LED TV, closet and a King bed.

BEDROOM 3 (upstairs): 2 Bunk beds with trundle (5 twin beds), closet, and 32" LED TV.

BATHROOM 1 (upstairs): Private master bedroom bathroom with Stand-up shower and bath tub, oversized rainfall showerhead, and hair dryer.

BATHROOM 2 (upstairs): Full bath , oversized rainfall showerhead, and hair dryer.

BATHROOM 3 (downstairs): Half bath

PATIO/POOL: Take a break from the Texas heat with your own 9 ft. Cowboy Pool, umbrella and wooden deck. Lounge on the patio and sip some drinks at night over our gas firepit. You can also grill for the whole family with our large propane gas grill.

AGE REQUIREMENT: Guests must be at least 25 years old to book. Any guests under 25 must have legal parent or guardian with them. Photo ID may be required.

GUEST POLICY: You will provide names of guests on your booking (over 18 years of age). No one other than those listed on the booking are allowed on the property. Any guests beyond the number listed on your itinerary will be charged a penalty at $150 per person per night. We reserve the right to evict & terminate your stay without refund if you exceed the number of guests on your reservation.

TOWELS & LINENS - Our white towels and linens are NOT to be removed from property for any reason nor for make-up removal. Please bring your own make-up remover. We do provide complimentary colorful pool towels for use at the pool. Please ensure the pool towels make it back inside the property. Any linens/towels rendered damaged or missing due to make-up removal or negligence will incur $30 charge per item.

ESSENTIALS & TOILETRIES - we provide a STARTER set for guests : trash bags, dish soap, hand soap, toilet paper, paper towels, shampoo/conditioner/shower gel. We do not provide extra essentials. If you predict you will need more, guests are encouraged to bring or purchase extra essentials.

LATE CHECK-OUT: We offer a late checkout at 12PM for $50 (based on availability). Check-out times are FIRM and any overstay past checkout time will be charged $75 per hour. Due to high demand, please inquire for late checkouts during: June, July or August.

PROPERTY CONDITION - Our properties are cleaned and inspected before your arrival. However, if the unit is not to your satisfaction, please report to us within 2 hours of arrival. If we do not hear from you, we will take it as confirmation that everything is satisfactory. Our cleaning staff is local and will be able to come out to help if anything is missed. We take photos after each cleaning to ensure cleanliness.

NOISE POLICY: No loud music after 10 PM - any complaints from neighbors or police visitation will result in immediate eviction and forfeiture of property with no refund for rest of duration of stay.

PET POLICY: No Pets Allowed - $500 fee charge if any evidence of animal presence found.

LARGE GATHERINGS: No parties or large events. We reserve the right to evict & terminate your stay, without refund, if you exceed the number of guest on your reservation.

SMOKING: No Smoking and/or Drugs - This is a non-smoking property. $500 fee charge will be added if smoke odor is present in the home.

PARKING: 6 parking spots available (2 in garage, 2 on driveway, 2 additional parking spots available on street).

CHECK-IN: Check-In Time is best approximate; housekeeping will make best effort to be ready by 4pm. We will notify you if expected check-in is later than normal.

GUIDE: We offer our guests a guide for recommendations of restaurants and activities.

PROPERTY USE:
- Electronics/indoor furniture: please do not modify, disconnect or relocate.
-Trash: please dispose into trash receptacle
-Plumbing: Food/grease: dispose of grease in trash bin, not in sink.
-Toilet: only flush toilet paper. Please avoid bulky amount.
-Grill: must be attended. Clean grill grates after use and cover / put away after cooled. No other fires allowed.

TRASH PICK-UP: Please push brown trash bins and/or green recycle bin to the curb Sunday evening for trash pick-up on Monday morning.

COMMERCIAL-BUSINESS BOOKINGS: A $150 cleaning surcharge will apply to contractors or commercial groups staying 4 days or more

SECURITY DEPOSIT: A $500 security deposit pre-authorization hold will be made during your stay for incidental damages. This means the amount will be withheld from your payment source, but not charged. The pre-authorization will occur during your stay and will automatically be released a couple of days after your stay. Guest will be responsible for any damages to the rental property caused by the Guest or their party.

LONG-TERM STAYS - Long-term stays available in January and February. Stays greater than 30 days require a background check, signed lease agreement, 25% upfront security deposit, and mandatory mid-stay cleaning. Max occupancy of 4.

POOL LIABILITY WAIVER - By booking this listing you are entering into an agreement with the following terms: 1) You understand that the pool is not lifeguarded and are aware of the risks associated with swimming, including, but not limited to, drowning, slipping and falling, and contracting waterborne illnesses. 2) I agree to follow all pool safety rules and regulations, including not swimming alone, not swimming if I am intoxicated or under the influence of drugs, not swimming if I have any medical conditions that could be exacerbated by swimming, and supervising children at all times while they are in or around the pool. 3) You voluntarily agree to hold harmless and indemnify Grant Katus, Nguyen Vu and any other affiliated agents or employees from any and all claims, actions, suits and judgments for bodily injury, property damage, loss of life and/or service that you may sustain while using the pool. I understand that this waiver is a complete and unconditional release of liability to the fullest extent allowed by law. I agree that if any portion of this waiver is held to be invalid, the balance notwithstanding shall continue in full force and effect.
