Splendid ancient villa, once a hunting lodge, situated on a gentle hill in delightful position just a short distance from Arezzo.
The villa has been lovingly restored and transformed into a most elegant and refined holiday home in keeping with the original tradition and character of this charming stone villa, with wood beams and vaulted terra cotta ceilings.
In the private gardens you will find a 12x6 swimming pool for the exclusive use of guests and on the charming patio you will enjoy dining "al fresco" or simply relaxing with a glass of wine in the cool of the evening.
This lovely farmhouse is surrounded by vineyards and small private woods, in a peaceful corner of Tuscany, just outside Arezzo which is 4 km away and where you will find all amenities.
The town of Arezzo is rich in history and has many tourist attractions both cultural and gastronomical, owing to the vicinity, we can gaurantee that you will enjoy splendid evenings discovering the many charming restaurants, trattorias and entertainment which Arezzo's summer program offers.
This idyllic position will enable you to visit all the important historical and cultural centres in Tuscany and many other charming villages and hamlets.
Within walking distance there is a bar/small groceries.
The motorway is just 10 minutes drive away and from the train station in Arezzo you can take a train to Florence (35 mins.) and Rome (80 mins) and for Perugia, Assisi, Orvieto and many other destinations.

The caretaker lives in the dependence and whilst respecting your privacy will be at your disposition if you should need any help

Wir hatten das Haus in den ersten zwei Wochen Oktober gebucht. In dieser Jahreszeit ist das Haus aus unserer Sicht nicht zu empfehlen. Als wir ankamen war es im Haus kalt, sehr feucht und muffig. Es wurde nicht geheizt oder konnte nicht geheizt werden.

Birthday getaway
Stayed here for 14 days. Generous space with lots of room for multiple guests. We didn't realize the villa was two separate units. This was unexpected as we thought there would be a central indoor staircase. We made it work but we did feel separate from each other. Eduardo brought us lovely treats from a local bakery a couple of times which was very kind. You definitely need a vehicle to stay here. While it says there are a few things in walking distance we felt the car was necessary. Unfortunately, our vacation was during bug season - mosquitos and bees so we weren't able to enjoy the outdoor areas or pool. A wonderful addition of mosquito netting around the outdoor eating area would have been most welcome to enjoy the natural space. The owners daughter most kindly assisted us with a rental car matter and we were most appreciative of her time and help.

The mansion at Arezzo
A very good experience overall. House had plenty of room and quite spacious for the family. Easy access to nearby restaurants and highways. Enough dishes, glasses and utensils. All appliances worked well. Eduardo was a pleasant host and very accommodating to all our needs. Fans came in handy for air circulation on hot summer nights. Outside patio furniture could use some TLC. Pool was refreshing but quite aways from the house but had spectacular views of sunsets.

Ruhe und Entspannung
Wir haben den Aufenthalt sehr genossen, weil das Haus mit seiner zauberhaften Umgebung genau das bot, was wir suchten. Der Pool ist groß und liegt wundervoll mit Aussicht auf typisch toskanische Landschaften. Das Haus ist praktisch eingerichtet und räumlich sehr großzügig. Alle Fenster sind mit Insektenschutz ausgestattet. Der Weg zur nächsten Pizzeria ist zu Fuß rund 12 Minuten lang, mittags gibt es dort von Dienstag bis Freitag köstliche Pizza (L‘Orso bruno), das ist für eine Familie mit mehreren Teenagern und jungen Erwachsenen nicht unerheblich. Zahlreiche sehr schöne Orte der Toskana sind für Ausflüge gut zu erreichen, im Umkreis von 60 km gibt es jede Menge lohnender Ziele. Wir würden sehr gern wieder hier Urlaub machen.

Sehr schöne Lage
Es ist ein schönes Haus mit einer schönen Aufteilung der Räume und großen Schlafzimmern. Es besteht aus zwei etwa gleichgroßen Wohnungen mit separaten Eingängen. Unsere Tochter konnte die wichtigsten Räume mit ihrem schmalen Rollstuhl benutzen. Die untere Wohnung war im Mai sehr kühl und konnte leider nicht beheizt werden. Zum Glück wurde es in der zweiten Urlaubswoche wärmer. Im Sommer ist es bestimmt angenehm, wenn die Wohnung kühl bleibt. Daher würden wir das Haus für den Sommer empfehlen. Die Lage mitten in den Weinbergen und zu Arezzo, Cortona und Lago Trasimeno ist super.

Hidden Gem in a Great Location
Arezzo proved to be a great jumping off point for a number of our favourite destinations in central Italy. We returned to Firenze and Siena and visited, for the first time, Arezzo, Anghiari and San Marino, all of which were in easy reach. The accommodation was perfect in every way for us. A quiet spot, conveniently close to Arezzo and the essential shops for a self-catering holiday. The rooms were nicely appointed and the accommodation included almost everything necessary for our stay, including a fully equipped kitchen, dishwasher and washing machine. Our private swimming pool was further from the house than we imagined but more than made up for this with its view across the vineyards and olive groves. Elisabetta and Eduardo proved to be excellent hosts, helping us to locate the property and receiving us late on a Sunday evening. Thoroughly recommended.

Perfect location and super place for relaxing
We stayed 9-12 people for two weeks, everything worked like expected and is highly recommended for families and friends. A place where you can be your self and enjoy the pool and the house equipped with all you need for a nice vacation

Home had plenty of space, well appointed and a great location. The outdoor furniture was not at all comfortable unfortunately, only screens on main level windows, none upstairs and bugs were a problem because of that. we had to buy fans as it was very hot during our stay, but overall we enjoyed the home

Wir hatten zwei wunderbare Urlaubswochen in dem liebevoll eingerichteten toskanischen Landhaus mit Pool. Wir waren 3 Familien mit Kindern im Teenageralter. Das Haus ist sauber, vollständig eingerichtet und die Gastgeber sehr engagiert. Der Kontakt war im Vorfeld schon sehr angenehm. Während unseres Aufenthalts hatten wir jederzeit einen Ansprechpartner. Hat etwas gefehlt, wurde es beschafft. Nach einer langen Anreise hatte man uns sogar Getränke und etwas zu Essen bereit gestellt. Wir haben das Haus als Gesamtheit (nicht zwei getrennte Wohneinheiten) genutzt. Mit 6 Schlafzimmern und 4 Bädern und Waschmaschine etc. ist das Objekt sehr komfortabel ausgestattet. Lediglich Fliegengitter oben gegen die Mücken haben wir vermisst, an den Fenstern unten sind sie installiert. Aber die Mücken kommen ja auch durch Türen😬 Den Grillplatz, Tischtennisplatte haben wir auch genutzt. Die Anlage ist sehr gepflegt und der Pool wird regelmäßig gereinigt. Nach einer Woche wurden Bettwäsche und Handtücher frisch gemacht. Den Termin für den Wäschewechsel hat Elisabetta mit uns abgestimmt. Wir waren völlig ungestört, hatten Parkplätze direkt am Haus. In Arezzo kann man alles besorgen, was man braucht, die Lage für unsere Toskana-Ausflugsziele war optimal. Das Domizil ist auf jeden Fall eine Empfehlung. Die Toskana sowieso. Gerne wieder!

Etwas in die Jahre gekommen...
Die Lage als Ausgangspunkt zur Erkundung der Toskana ist gut, die Eigentümer sehr nett, die Kommunikation klappt gut, der Vermieter ist sehr bemüht und hat sich kurzum um verschiedene Anliegen gekümmert. Arrezzo ist mit dem Auto in wenigen Minuten erreichbar, das Haus liegt in wunderschönen Weinbergen mit toller Aussicht vom Pool (ca. 50m weg vom Haus) in die Landschaft Toskanas. Dennoch ist das Haus inkl. Ausstattung in die Jahre gekommen, die Badezimmer sind alt, die Ausstattung in der Küche (z.B. Tassen oder Weingläser) nicht in ausreichender Anzahl der Gäste vorhanden. Töpfe und Messer sollte man besser selber mitrbingen.

La nostra permanenza presso la casa di Elisabetta ed Edoardo è stata perfetta: la casa è bella come in foto, luogo tranquillo e rilassante immerso nei vigneti e la piscina è la ciliegina sulla torta. L'accoglienza e la gentilezza di Elisabetta ed Edoardo sono state uniche, ci hanno consigliato diversi posti per mangiare e visitare e sono sempre stati disponibili.

A very warm experience!
It was a very warm week with high temperatures. The family was very kind, the history of the place, the pool, the gardening, was fantastic but I suggest to include air conditioner and the overall rating will be 12 points!!!!!! The pictures are simply true, and the whole very aestethic. Thanks !!!!

We had a great time. The house was very big and the pool was fantastic with a great view. The owners are very friendly and gave some nice and good tips for some things to do. We visited the villa in july 2019 with two families with in Total 9 people.

A little piece of heaven in the heart of Tuscany
We were a group of nine (three generations). The house was spacious and impeccably clean, easily accommodating all of us. Its location is within the acres of vineyards and olive groves, with stunning views of the surrounding Tuscan countryside and the mountains. We loved enjoying the lovely views from the deck of the private pool. From there, we watched many breathtaking sunsets. The house and its surroundings offer relaxing peace and complete privacy. At the same time, the house is conveniently located in close proximity to Arezzo with its shopping center, sightseeing, and train station (5 to 10 minute drive). It is an ideal base for sight seeing day trips including Assisi, Siena, Florence, Cortona, Anghieri, Chiusi della Verna. The owners were absolutely lovely and very responsive to all of our needs. They offered many invaluable tips about what to see and where to eat. This house totally exceeded our expectations. 100% recommended!
